Time magazine is being overly pessimistic in its recent cover piece that called into question the benefits of homeownership. In fact, now is a great time to buy. And, what's more, tomorrow will be a great time to own, because the fundamental strength of homeownership hasn't changed.
Why is now a great time to buy? Here are 10 reasons:
1. You can get a good deal. Prices are down 30 percent on average. They're at a level that makes sense for people's income.
2. Mortgages are cheap. At 4.3 percent on average for a 30-year fixed-rate mortgage, your costs to own are down by a fifth from two years ago.
3. You can save on taxes. When you add up the deductions for mortgage interest and others, the cost of owning can drop below renting for a comparable place.
4. It'll be yours. The one benefit to owning that never changes is that you can paint your walls orange if you want (generally speaking; there might be some community restrictions). How many landlords will let you do that?
5. You can get a better home. In some markets, it's simply the case that the nicest places are for-sale homes and condos.
6. It offers some inflation protection. Historically, appreciation over time outpaces inflation.
7. It's risk capital. If the economy picks up, you stand to benefit from that, even if you're goal is just to have a nice place to live.
8. It's forced savings. A part of your payment each month goes to equity.
9. There is a lot to choose from. There are some 4 million homes available today, about a year's supply. Now's the time to find something you like and get it.
10. Sooner or later the market will clear. The U.S. is expected to grow by another 100 million people in 40 years. They have to live somewhere. Demand will eventually outpace supply.

Even though the first season of Carolina Beach Farmer's Market is drawing to a close
with only 4 more Saturdays, there are still new vendors joining the market.
Flaming Amy's is selling their famous salsas for their "Operation Salsa Drop" program that sends cases to our troops. Come on out and support this wonderful program by picking up several jars for yourself.
Another recently added vendor is the Pasta Wench providing freshly made pastas that are all organic. Pasta Wench Pasta is made with 95% ingredients from NC organic growers. They know their farmers face to face and support local suppliers and are believers of "from local farms to local tables". Pasta Wench is a small family owned company nestled in the Southern Appalachian Mountains of Boone NC and Swannanoa, NC. They offer all-natural gourmet pasta including Ravioli, Fettuccini, Cavatelli, and Spaghetti, as well as homemade gourmet sauces to accompany them.
This island-style market and the picture perfect weather are the right combination for a leisurely Saturday morning stroll around the market to chat with neighbors, listen to some music by Michal Oliver with his yaga drums and visit with the vendors.

Many local companies have partnered with Trinity Children Foundation in support of establishing a scholarship fund at Cape Fear Community College. Pleasure Island Parrot Heads host the 14th Annual Beach Sweep on Saturday, September 25, 2010.
Met at Carolina Beach Boardwalk or the Kure Beach Pier at 9:00 am to once again clean the Island from End to End and in between. The World Famous Britt's Doughnuts will be provided along with coffee and juice. Upon your return, there will be Papa Murphy's pizza and discounts at several restaurants for lunch.
Saturday night at 8:00 pm, the "Party with a Purpose" continues at the Lazy Pirate to the sounds of Full Dish. There will be a silent auction and raffles to raise money for The American Red Cross Cape Fear Chapter and the American Legion Post 129.

"BOO-th" Space Still Available
The North Carolina Aquarium at Fort Fisher invites businesses and organizations to sponsor booths at the eighth annual "Trick or Treat Under the Sea" on Wednesday, October 27 and Thursday, October 28.
The event, also known as TOTUS, features indoor trick-or-treating for children from 5:00 pm to 8:30 pm. Sponsoring a booth is a wonderful way to promote your business by interacting with families in the community at this fun and popular event. Vendors can also win prizes for their decorating efforts.
Booth space is available for $75 per day. A $10 discount is offered to vendors who book both days. Vendors may attend one or both nights. Sponsors decorate booths and provide enough treats for the several hundred children expected each night. Sponsors bring their own tables, decorations and power cords.

Carolina Beach Farmers Market and Art Show
A Labor Day Extravaganza
This weekend's Carolina Beach Farmer's Market and Art Show is another record-breaking event for this young market. In it's first season the Carolina Beach Farmer's Market has been averaging attendance of 35 to 40 vendors each week. The Labor Day weekend market has an added art show that will bring over 70 farmers, bakers, sauce makers, artists and entertainers together for an island-style market celebrating the summer.
The regulars will be there such as Eden's Farm, Cape Fear Rum Cakes, Ronnie's Rinds, Jones Family Farm and My Porchdawg. And there will be several new vendors, The Coastal Cottage from Waxhaw, Lion Heart Glassworks from Fayetteville, Interiors by Felice, and Jerry Adams Garden Art. A list of the vendors can be found at the Carolina Beach Farmer's Market facebook page and it is still growing.
Bring the kids for face painting by Fantasy Fun Faces and a cold peach slushy from Oakley Studios topped off with a NC hotdog from the Greek Boys. Weather forecast is looking beautiful so plan to take some time to talk with the vendors. There are many interesting stories about the products and how they came to be. Or sit on a bench near the lake to enjoy the view.

Labor Day always signifies the "official" end to summer. But the North Carolina Aquarium at Fort Fisher's indoor and outdoor programs continues. We have something for everyone-whether it's behind the scenes or in the salt marsh. Pre-registration for programs is required and can be made by calling (910) 458-7468 or emailing ncaff.registrar@ncaquariums.com. The Aquarium is open its normal hours from 9 am to 5 pm for Labor Day holiday on Monday, September 6.

The Free Movies at the Lake Series continues this weekend at the Carolina Beach Lake Park. This week's movie is Disney-Pixar's animated classic UP.
UP is another entertaining Disney-Pixar animated production. By tying thousands of balloons to his home, 78-year-old Carl Fredricksen sets out to fulfill his lifelong dream to see the wilds of South America. Right after lifting off, however, he learns he isn't alone on his journey, since Russell, a wilderness explorer 70 years his junior, has inadvertently become a stowaway on the trip.
The movie starts at 8:30 p.m., so bring your chairs and blankets and head out to the Lake for a great, Disney evening. There will be concessions featuring popcorn, candy, soft drinks and more at very affordable prices.

I want to start by saying that Armageddon is not upon us. Was NAR’s Existing Home Sales Report tough to read? Yes. Were there any surprises in the report? Just one: the fact that prices have remained stable. And that was good news.
All the panic and gut-wrenching revolves around two numbers:
The lack of sales in July
The months’ supply of inventory now available
Neither number was a surprise to anyone truly following the real estate market. Right here in this blog, the KCM Crew has been claiming for the last nine months that sales in 2010 will be approximately what they were in 2009. The tax credit moved many purchases forward as buyers wanted to be in contract before the April 30 deadline. That push forward of demand created a false sense of hope that a major market comeback was taking place in the spring. It also created this current vacuum of demand during the summer.
Just as we should have realized that the great market of the spring could not be sustained, we must now realize that plummeting sales numbers will not continue. I want to start by saying that Armageddon is not upon us. Was NAR’s Existing Home Sales Report tough to read? Yes. Were there any surprises in the report? Just one: the fact that prices have remained stable. And that was good news.
All the panic and gut-wrenching revolves around two numbers:

Neither number was a surprise to anyone truly following the real estate market. Right here in this blog, the KCM Crew has been claiming for the last nine months that sales in 2010 will be approximately what they were in 2009. The tax credit moved many purchases forward as buyers wanted to be in contract before the April 30 deadline. That push forward of demand created a false sense of hope that a major market comeback was taking place in the spring. It also created this current vacuum of demand during the summer.
Just as we should have realized that the great market of the spring could not be sustained, we must now realize that plummeting sales numbers will not continue. It spoke of an invisible fence. It is a system that sets an invisible boundary that the dog can't get past. The dog eventually becomes conditioned so that even when that fence is gone, it will not run beyond it. The dog sets up imaginary limits that determine its reality. We're like that too. As we grow up, we adopt negative beliefs and false assumptions and sabotaging fears from the world arround us. These become our invisible fences. We believe they are real. When we bumb up against them at work( and in life), we retreat. We believe the boundary is true. So we shrink from all we meant to be/do/have. The illusion seems so real. But it's not. Please remember that.
So I invite you to question yor invisible fences. Be aware of them. Observe them. Challenge them. So that when one confronts you, rather than running away from it, you exercise the force of will and talent of heart to run through it. Toward the poetic posibilities your life is meant to be. Because what you resist will persist. But what you befriend, you will transcend.

Got-Em On Live Bait Club will hold their 2nd Flounder Points Tournament of 2010 on Saturday, August 7th.
Registration is on Friday, August 6th at the SeaWitch Cafe & Tiki Bar at 227 Carolina Beach Avenue North in Carolina Beach, from 6:00 PM until 8:00 PM. Over the last 10 weeks, many have come together to perform, learn and have fun. The performing artists have begun building a nice community and working together to bring their talents together as well as creating an awareness for the performing arts in Carolina Beach. We are also looking for anyone who wants to help out and volunteer to help the event grow.

NEW HANOVER COUNTY COMMISSIONERS
Host Town Hall Meeting in Carolina Beach
New Hanover County Commissioners will host the third of five planned town hall meetings on August 18th at the Town Of Carolina Beach Municipal Building. The public is encouraged to attend the town hall meeting beginning at 6:30 p.m. Commissioners are giving residents an opportunity to address the Board with their concerns on any topic facing the county. The town hall meetings are also meant to help educate residents on the various services offered by the county.
Town hall meetings give constituents the opportunity to express their opinions in an open forum without having to attend regular board meetings. Other town hall meetings have been held in Wilmington and Ogden. Other forums are planned to be held in Castle Hayne and Monkey Junction.
The town hall meetings will also be streamed live on the county's website, www.nhcgov.com, and televised on New Hanover County television, Charter Cable channel 5 and Time Warner Cable channel 13.

Free Movies at the Lake
The Free Movies at the Lake Series continues this weekend at the Carolina Beach Lake Park. This week's movie is Twilight-New Moon.
In the second chapter of Stephen Meyer's best-selling Twilight series, the romance between mortal Bella Swan (Kristen Stewart) and vampire Edward Cullen (Robert Pattinson) grows more intense as ancient secrets threaten to destroy them. When Edward leaves in order to keep Bella safe, she tests fate in increasingly reckless ways in order to glimpse her love once more. But when she's saved from the brink by her friend, Jacob Black (Taylor Lautner), Bella will uncover mysteries of the supernatural world that will put her in more peril than before.
The movie starts at 8:45 p.m., so bring your chairs and blankets and head out to the Lake for a great evening. There will be concessions featuring popcorn, candy, soft drinks and more at very affordable prices.

The Last Resort Caters to its Guests
The Last Resort will be adding the power of wind to keep the outdoor garden area and "Love Shack Cabana" cool for all of their guests. Individual misters will also be available to those of you who want to feel the breeze, down a cold one and feel the refreshment of cool water on your face. On Friday night, "Sam" will be playing your favorite music and Amber will be being the bar working on keeping you cool. Saturday night features the return of "Live Bait" so bring your dancing shoes. July will feature a Cornhole tournament so come on our on Sunday from 7:00 - 9:00 to sharpen your skills. click here

Get in the groove with an evening at Shanty's. This Friday is "Island Party Night". Doors open at 7:00 p.m. Saturday is "Shag Night" with DJ Jerry Burrage. Mark your calendar for July 4th weekend which begins with "Duelling DJs " on Friday, July 2nd, Saturday July 3rd is "Shag Night" with DJ David Wade and Sunday, July 4th the club will be open from 4:00 - 8:00 p.m. for those wishing to enjoy a cold beer in a cool club.

Havana's is proud to offer live music. Every Thursday and Sunday evenings from 5:00 p.m. - 9:00 p.m., enjoy live entertainment on the deck. It's a great way to post up for the fireworks & to cool down from a big weekend.
Also, on the last Thursday of each month, join the crew at Havana's for "Wine Meets Art". Havana's is providing local artists, potters, photographers and jewelry makers a place to display their work. They offer a free wine tasting from one of their wine distributors. The event is free to the public and is great way to kick off the weekend a little early and there is always a great turnout. Brew Thru is now delivering beer to Freeman Park!! Carolina Beach Farmers Market
The Farmers Market continues this Saturday from 8:00 a.m. to 1:00 p.m. at the Carolina Beach Lake Park. This week's market has over 40 vendors and another 20 artists and crafters scheduled for the July 3rd Farmers Market and Holiday Art Show. At this week's market, you can pick up the award winning Michael's Seafood Chowder, fresh baked cookies and brownies from All Things Good, preservative free sausage from NC Direct, honey from The Creative Marketplace and much, much more Entertainment will be provided by Radiant Hoops, hula-hoop dancing; face painting by Fantasy Faces and music by Kirsti Dixon who is debuting a pop album this week.

Summer Concert Series
Friday, June 25th, enjoy our Free Summer Concert Series at Fort Fisher Air Force Recreation Area. Tonight, enjoy the fabulous sounds of Spare Change. The Concert starts at 6:30 p.m. and admittance and parking are free. So, bring your lawn chairs and picnic and enjoy an evening of sights and sounds at the beautiful Fort Fisher Air Force Recreation Area. Beverages will be available for purchase on the site as well as in the Beach House.
Independence Day Fireworks
Remember that the Chamber's Independence Day fireworks will take place on Saturday, July 3rd on the beach in front of the Boardwalk. This is a wonderful way to celebrate our Independence with family and friends. The fireworks start at 9:00 p.m. but be sure to head down to the Gazebo on the Boardwalk starting at 6:30 for the funky R&B sounds of Soul Power Posse. Both of these events are free and open to the public.
